Anthropic signs $19B, 20-year data center lease with TeraWulf in Kentucky

Anthropic inked a two-decade lease with TeraWulf to lease approximately 401 megawatts of AI compute capacity at a purpose-built data center campus in Hawesville, Kentucky. The deal is expected to generate $19 billion in contracted revenue over its initial term, backing one of the largest long-term commitments in AI infrastructure. Initial capacity comes online in the second half of 2027, with full operational capacity by early 2028.

The deal exemplifies the acceleration of AI capex commitments. Anthropic itself will invest more than $10 billion in the facility, while TeraWulf—formerly a bitcoin miner—will invest $3.5–$4 billion. The lease is backed by investment-grade credit, signaling confidence in Anthropic's financial stability and long-term revenue model. TeraWulf stock jumped 16% in premarket trading on the announcement, up more than 80% year-to-date.

Separately, TeraWulf sold its entire 50.1% stake in a 168-megawatt data center joint venture in Abernathy, Texas to Fluidstack for approximately $530 million, monetizing roughly $450 million of invested capital and allowing the company to focus on wholly-owned assets. The shift reflects a broader pivot away from pure crypto mining and toward owning and operating dedicated AI infrastructure with direct customer relationships.

For architects, this lease underscores two dynamics: the scarcity of power-dense, location-optimized data center capacity (Hawesville has existing power and fiber infrastructure), and the multi-decade commitment horizon that AI labs are now making to secure compute. The scale—401 MW contracted for one customer—demonstrates the compute density required for frontier-model training and agentic deployment, and the willingness of vendors to lock in long-term relationships.
