Big Tech's hidden AI debt hits $1.65T; off-balance-sheet commitments dwarf reported figures

Five major US tech companies—Alphabet, Amazon, Meta, Microsoft, and Oracle—have accumulated $1.65 trillion in off-balance-sheet AI infrastructure obligations, an eightfold increase over four years, according to analysis by Nihon Keizai Shimbun and reported by Bloomberg, Yahoo Finance, and others on July 21–25. These are future contractual lease and purchase obligations for data centers, perfectly legal under US accounting rules but invisible in headline debt metrics.

Meta's off-balance-sheet obligations hit $420 billion (three times its reported debt); Oracle's expanded 30-fold in four years, reaching $273.3 billion. The financing uses long-term leases, project-finance JVs, and private credit rather than traditional bonds. While these commitments are legitimate accounting, investors focusing only on reported balance-sheet debt may underestimate total financial risk. Big Tech issued $489 billion in AI-related debt in 2026 alone, pushing 30-year Treasury yields above 5%.

For architects: the mechanism to watch is 'shadow borrowing'—debt structured off-balance-sheet to avoid headline scrutiny. If AI monetization disappoints in 2027, these lease commitments convert to impairment charges. Moody's and Morgan Stanley have flagged the risk; bond spreads for Alphabet, Amazon, Google, and Microsoft are up ~75 basis points (near 7-year highs). Oracle is one notch above junk. This is leverage embedded in the cloud.
