Dwelly raises $170M for AI property-management rollup strategy
Dwelly, an AI-powered property-management startup, has raised $170 million in a round led by EQT Growth and General Catalyst, comprising $95 million in equity and a $75 million debt facility from Trinity Capital. The funding follows an earlier £69 million round and reflects growing investor appetite for the emerging "AI rollup" model, where startups acquire traditional businesses and apply proprietary AI to modernize them.
Founded in 2023 by former Uber and Gett executives, Dwelly has acquired 17 letting agencies across the UK, managing around 15,000 properties and collecting roughly £350 million in rent annually. The company's technology automates labour-intensive tasks including tenant communications, maintenance requests, contracts and rent collection. Notable angel investors in the round include ElevenLabs co-founder Mati Staniszewski, Synthesia co-founder Victor Riparbelli, and Legora co-founder Max Junestrand.
For architects evaluating the rollup playbook: this capital deployment shows investor confidence that software overlays can transform fragmented industries faster than pure cost-cutting. Dwelly's £350M annual rent collection at 17 agencies suggests strong unit economics. The debt component signals lenders see sustainable cash flows, de-risking acquisition velocity.
