UK data centers get NSIP status; bypass local councils, cut approval timelines by 1 year
The UK government has granted data center developers the option to apply for Nationally Significant Infrastructure Project (NSIP) status, which bypasses local council planning consultation and sends approvals directly to national government. The change can reduce planning timelines by up to one year and save developers approximately $1.3 billion (£1 billion) per project.
NSIPs operate on an opt-in basis, with the Secretary of State determining eligibility based on national significance. The Ministry of Housing, Communities, and Local Government will provide technical support and pre-submission advice from the Planning Inspectorate. Over 80 projects have already sought pre-application services under this scheme, and three have been granted NSIP classification.
For architects: This addresses the severe NIMBY bottleneck plaguing North American data center deployment (75+ projects worth $130B delayed in Q1 2026). The UK's move reflects recognition that AI capex velocity depends on permitting speed. A National Policy Statement clarifying "national significance" criteria is expected later in 2026, though concerns remain that nearly all major AI data centers could qualify.
